A deal with a leading chain of hotel will also be signed shortly to open a four-star hotel.
“We hope to generate Rs 150 crore from sales during the course of construction and Rs 200 crore is being arranged from bank loans. The rest, Rs 150 crore, will be invested by our company,” said Johar.
Construction of a three-storied basement has already begun.

Chandigarh Real Estate - Really Hot

Sunday 21 August 2011

Chandigarh is one of the hottest destinations from all real estate perspective. It has been recently voted as the 'best city to live in' by a popular magazine. Chandigarh deserves this tag for many reasons
1. Well planned infrastructure - Chandigarh is known for its architecture, wide roads, well-spaced out lanes and ambient environment. The expansions and extensions to various sectors are always well-planned.
2. Strategic location - The city is administrative, political and cultural nerve centre for Punjab and Haryana. The city has the magnanimity of a big city but still retains the coziness of a small town. It is also the gateway to north India. It makes lot of strategic and business sense for all firms to have their outlets/offices in Chandigarh.
3. New Developments - Chandigarh is opening up to the real estate changing trends. The city had just opened Rajiv Gandhi Rajiv Gandhi Chandigarh Technology Park. This park, perk over an area of 111 acres, is a destination for top IT/ITES/BPO companies.
Chandigarh is known for its kothis. Traditionlly, people usually build huge, lavish, palatial houses known as kothis which are 2-3 storey tall multi-apartment structures. Now, Chandigarh is shrugging its 'uniformly-developed-city' tag to pave way for new segments like luxury homes, studio apartments and individual flats. The traditional residential sectors like 21, 22, 24 are witnessing remodeling of traditional 'kothis' into individual flats.
Also, new constructions in neighbouring areas like Panchkula, Mohali and Zirakpur are witnessing a boom in the demand for individual housing as compared to the composite 2-BHK or 3 BHK. This demand has been fuelled by the migratory population. The city's is no longer an abode of the retired army people. In fact young professionals and students from nearby areas of Punjab, Haryana, Himachal Pradesh and even Delhi flock to Chandigarh in search of better lifestyle and good infrastructure at affordable costs.

Buying Property in Chandigarh

Friday 12 August 2011

Chandigarh, the face of modern India is witnessing a boom in real estate zone these days. The demand for property in both residential and commercial sectors has risen manifold in the city and other nearby areas. As a result, prices of the property have catapulted high in this capital of the states of Punjab and Haryana. The tranquility and greenery of the place combined with the features of the city makes it one of the most sought after destinations.
To establish the city as a major IT hub, huge amount of investments are being made. Various big companies are now competing with each other to get hold of the most prime locations to set their foot in the city. Other companies trying to move in now may find it difficult to set up their offices as the prices are soaring high and most of it is actually sold out. The prices in some of the major areas in Chandigarh have gone so high that they can now be compared with the property in metro cities like Delhi and NCR, etc. Those who invested in property in Chandigarh few years ago are reaping riches today. The property prices in posh areas of the city have more than doubled, offering huge benefits to the owners. There is, in fact, no free land available in these areas and the ones that are already built are very expensive. Their worth is so high due to the presence of some of the most important government offices, central business districts, high-end malls, etc. Some of the privileged sectors include Sector 5, Sector 17 and Sector 21; the cost of property in these sectors ranges from Rs 3200 to Rs 4500 per sq. ft. The rent for a 3 bedroom house is anywhere from Rs 10,000 to Rs 12, 000.
The growth of real estate in Chandigarh has been phenomenal. Buying property in and around this city is the most happening activity of current times. Even high-end buyers like NRIs are putting in huge money in city's infrastructure as an investment option. In areas like Mohali and Panchkula, the property is selling like hot cakes and is almost fully occupied now. The eyes of investors have now turned to residential and commercial properties in other areas like Zirakpur, Baltana, Dhakoli, Dera Bassi and Mani Majra. The rates of property in these areas adjoining Chandigarh are still affordable and thus property developers are making a beeline to make investments there. They are expected to make huge returns on these investments in near future with the considerable increase in commercial and infrastructure development activities taking place. In main city, owners are converting their spaces in into one, two and three bedroom apartments and giving them out on lease or rent. Also, floors are being refurbished into small shops and retail outlets to meet the demand for commercial property within the existing infrastructure.
The process of buying and selling property or flats in Chandigarh was earlier full of legal hassles but it has now been much simplified by Chandigarh Housing Board (CHB). Various steps are taken to make the process easier and to encourage the release of property lying blocked for years due to legal tangles. Also, it will help in minimizing the role of middlemen like property dealers and save the money spent on paying huge commissions to them.
Chandigarh, also known as The City Beautiful, is thus one of the best places to invest in with world-renowned architecture and an incomparable quality of life brought together. The convenient connectivity of the city with the national capital, Delhi also makes it a preferred destination for many business centers.

Chandigarh Properties

Thursday 4 August 2011

Chandigarh has been amongst the first few planned cities of India and it is also the state capital of both Punjab and Haryana. This has made this city a vital area for expatriates, diplomats along with becoming a nucleus of NRI's. Since Chandigarh had been a well planned city, all the constructions here had been at par with environmental norms. Apart from this pollution and unhygienic living conditions are not entertained and all the builders here had to adhere to these factors.
Chandigarh properties have been witnessing tremendous growth and this happened in spite of restrictions on the construction here. The strict government norms continue to exist, but the real estate developers here have found new means to expand the property sector. All the new developers have focused here on construction of modern condominiums and apartments. All of these constructions have expanded too many new areas of the city.
The booming industry for properties in Chandigarh has been largely to meet the rising demands of population in Chandigarh. Most of the emerging constructions here have been in sectors like Mohali and Chandigarh-Patiala highway. The property expansion here has been focused on building plush apartments and bungalow. But these constructions are providing the best possible facilities to the potential buyers.
Most of the apartments in Chandigarh are offered at economical interest rates and EMI options. Hence the demands for properties in Chandigarh are offered to potential buyers at reduced rates. These apartments are made in accordance with modern lifestyle standards. These homes provide for amenities like swimming pools, community halls, gymnasiums and other related benefits to potential buyers.
Also the commercial property rates have soared in these areas because of the emergence of multinational companies and the expanding governmental sectors. This has forced many of the small developers to shift to other sectors. Over the past few years the benchmark for rentals has increased with most rentals going up by 100 percent in the past one year. Sector 8 and the other commercial sectors have witnessed this boom the most.
Property market in Chandigarh has been emerging in the periphery and the number of land registration deeds has reached an all-time high. Even though this sector had witnessed a slump in between, it has successfully reemerged and regained its lost momentum. The state Government had gained Rs 88.38 crore as stamp duty and registration fee in Chandigarh periphery.
The booming real estate sector here has provided for benefits for both potential buyers and also for the property developers. The Chandigarh real estate market is expected to grow with the rise of demands in the northern sector. Chandigarh has also been the hub to some IT sectors and this industry is also expected to grow here. The property rates for the commercial sectors are expected to grow, if more multinational companies set up their bases here. Expansion of the city to districts and other areas, have given more scope for expansion of the real estate sector and more options for buyers.
